SHOULD YOU RENT TO FAMILIES WITH PETS?

We know the instinct might be to not want to rent to families that have pets. But if you want your rental to be rented to a responsible family you would be limiting that search if you didn’t include families that own pets. Pets become like a member of the family and families will typically never be willing to give up their pet to live in a place they desire that doesn’t always animals. Also, about 60% of families own pets, so the tenant search would be reduced to about half the number of families who could rent your rental. Less tenant options could lead to delays in finding a tenant, which leads to a delay in cash flow for your investment property.

I know it is a tall order when considering the possible pet damage to your rental. But here are 33rd Company there are things we do to offset possible extra expenses for renting to families with pets. 

  1. We add a pet deposit fee for each pet in the rental home.
  2. If damage exceeds the pet deposit additional damage can be debited from the tenant’s security deposit. 
  3. We do not allow aggressive dog breeds in the investment property.
  4. It is possible to also exclude puppies or kittens in the rental to further reduce pet damage.

Remember, allowing pets has its advantages and we have policies in place to protect your assets.
