At 33rd Company Kansas City, our property management fees are highly competitive and very affordable for residential property owners. You’ll never be charged with any hidden fees for our services, and our dedication to providing full and complete services in all areas of property management helps us to stand above our competition. We also help you control your maintenance and repair costs by passing on our volume discounts with our trusted maintenance and repair providers. Above all else, our marketing, advertising, and tenant screening, along with our equitable and objective management processes help keep your property rented by reliable tenants, providing you with steady cash flow, while minimizing the cost caused by tenant turnovers.

  • Leasing Fee

    The Leasing fee includes any agent or relocation agency commissions we pay for tenant referrals. The retainer portion of the Leasing fee is due when the agreement is signed, and is applied to the Lease fee when the property is rented. Minimums may apply, and the fee is non-refundable. Subject to minimum fee.
  • Monthly Management Fee

    The Monthly Management fee is applied to cover the day-to-day tenant management services to keep your tenancy compliant and in good shape. Good customer service to the tenant actually helps you preserve some of the longest average tenancies in the country – maximizing your cash flow, and ensuring that your tenant complies with all of the provisions of the lease agreement. Also, we collect the rents, do the accounting, tax reporting, and provide detailed monthly statements so you can stay connected with your rental property.
  • Monthly Base Advertising Fee

    FREE – We have some of the best marketing and advertising thru our automated, syndicated feed system, giving your property instant, maximum exposure!
  • Maintenance Service Calls

    Actual Cost (Volume Discount from our network of vendors) + a small per incident coordination fee. We will notify you if any tenant requested repair is estimated to exceed a stipulated amount so you can budget and plan for any unforeseen maintenance expenses. We can also provide you with copies of subcontractor invoices upon request.
  • Lease renewals

    Subject to the current rate at the time the lease is renewed. We charge a small fee to facilitate a renewal of an existing lease agreement. This helps you encourage longer term tenancy, and also stay on the latest version of our lease agreement. We can also negotiate a rent increase when warranted on your behalf.
  • Virtual Tours Contract Rate

    We can post a custom virtual tour on-line. Contact us for more information.
  • Additional Property Management Services

    For additional services above and beyond normal Property Management Services. (i.e. meeting with insurance adjusters, etc. Rate is subject to change without prior notice and is for services above and beyond normal property management. May include new property make-ready surveys).
  • Owner Account Distributions

    Owners receive a detailed monthly statement on or about the 10th of each month. Automatic ACH / EFT distributions are made monthly on or about the 15th of the month, subject to balance and distribution minimums.

Note: The above Services and Fees are subject to change. The REAL ESTATE PROPERTY MANAGEMENT SERVICE AGREEMENT shall contain the current service and fees in place at the time of the agreement.
